An Assessment Built Around Your Workplace

A fire risk assessment should explain how a fire could start, who could be affected and whether the precautions in your building are suitable. We help commercial dutyholders in Glasgow scope an assessment around the way their premises actually operate, from office opening hours to warehouse shifts and contractor access.

A useful brief identifies the parts of the premises to be assessed, any shared spaces and the documents already available. A shop within a larger building needs the interfaces with the landlord considered, while a factory may need particular attention to process hazards, storage and changes between shifts.

Tell us about your building use, approximate floor layout and the reason for the assessment. An insurer request, a change of tenant and a planned fit-out can each lead to a different scope of work. Starting with that context helps avoid a report that misses the issue you need to resolve.

When To Arrange A Review

Arrange a review when your assessment may no longer reflect the premises or the people using them. Examples include a new mezzanine, altered escape routes, a change in stock, different working hours or an increase in the number of visitors who are unfamiliar with the building.

An assessment also needs attention following a fire, a significant near miss or evidence that existing precautions are failing. Do not wait for the next planned review to deal with a blocked exit or a defective fire door. Record the issue and take suitable interim action through your fire safety arrangements.

Scottish Fire Safety Duties

For most Glasgow workplaces, the relevant framework is Part 3 of the Fire (Scotland) Act 2005 and the Fire Safety (Scotland) Regulations 2006. Dutyholders must assess fire risk and put appropriate precautions in place. The Scottish Government publishes practical guidance for existing non-residential premises.

Commissioning an assessor does not transfer the dutyholder’s responsibilities. Agree who will receive the findings, approve remedial work and maintain the assessment after the visit. Buildings such as care premises or premises with sleeping accommodation need the guidance and competence appropriate to that use.

From Site Visit To Action Plan

First, agree the scope and gather plans, previous assessments and maintenance records. Next, arrange access with someone who knows the premises, including areas that are locked or only occupied during particular shifts. Identify any places that cannot safely be accessed before the appointment.

The inspection and discussion examine fire hazards, escape arrangements, protective measures and management procedures within the agreed scope. Findings should distinguish observed defects from missing information and limitations. An inaccessible ceiling void is a limitation to record, rather than a reason to assume that fire separation is sound.

The handover should give you understandable priorities and a practical route to closing actions. Allocate an owner to each task and keep evidence of what was changed. Where a specialist investigation is needed, such as opening up concealed construction, commission that separately with a defined scope.

What Affects The Cost

The price depends on the size and complexity of the premises, their use, the quality of existing information and the access required. Multiple buildings, complex processes and incomplete records can increase the work needed to reach a useful conclusion. A floor area alone rarely tells the whole story.

For a comparable quotation, provide the site postcode, building use, number of floors and any particular concern. Ask whether the fee covers a site visit, the written report, a discussion of findings and any follow-up. If you need an action close-out visit, have that identified separately.

Fire Risk Assessment FAQs

Does A Fire Risk Assessment Replace Servicing?

A fire risk assessment does not replace equipment servicing or routine workplace checks. It considers the overall precautions and may identify where maintenance evidence is missing. Keep alarm, lighting and extinguisher records available for the assessor, then arrange any specialist servicing or remedial work identified in the action plan.

What Should I Prepare For The Assessor?

For a fire risk assessment, prepare your existing report, floor plans, fire safety logbook and details of how the premises are occupied. Include maintenance certificates and any unresolved actions. Arrange access to the agreed areas and make someone available who understands day-to-day operations, including evening work and contractor arrangements.
